What is sealcoating?

According to Wikipedia, sealcoating, also known as pavement sealing, is the process of applying a protective coating to asphalt-based pavements in order to provide a layer of protection from water, oils, and U.V. damage.


Where is sealcoating used?

Asphalt sealcoats are recommended for minor repairs and maintenance and for the protection of existing asphalt concrete pavements such as low volume city streets, parking lots, highway shoulders, airport taxiways, tarmacs and aprons, bike paths, driveways, or any asphalt concrete pavement.


Does it really work?

Yes, it really works! Sealcoating seals the asphalt pavement, preventing the oxidation and erosion of the top layer of asphalt. It also seals any cracking to avoid water and other material from getting into the cracks that will eventually turn into larger cracks. Older pavement sealcoating replaces fine particles lost from the asphalt's surface due to oxidation and erosion. It helps protect the asphalt from the sun as well as the harmful effects of chemicals such as oil and gasoline. Sealing is like painting your home, but designed your pavement. It provides an attractive black surface that will save you money in the long run and protect your investment in your asphalt.

How long does it last?

That can depend on the use of the asphalt and the weather conditions it exists in. Once applied, a new application is recommended every 3-4 years, depending on wear. Brand new asphalt pavement should be allowed to cure before application. ASMA recommends waiting at least 6-12 months before sealcoating new pavement.
